Plan a deck around real life

Use, access, furniture and maintenance all affect a deck long before material colors do.

Cost

What moves the price of a deck.

Square footage is the obvious one and usually not the one that decides the number. Height off grade matters more, because anything above a step brings footings, framing and railing into the job. So do stairs. Every run adds framing, treads and a second railing.

After that: the decking and railing you choose, whether there are built-ins such as bench seating, and how easily a crew and materials reach the back of the property. A deck behind a narrow side gate costs more to build than the same deck on an open lot.

Bring rough dimensions and a few photos and we can tell you which of these apply before anyone measures.

Upkeep

What the climate does to a deck.

Sun and rain are harder on a deck here than foot traffic will ever be. UV fades and dries a surface from above. Afternoon storms soak it, and the humidity keeps it damp longer than it would stay further north.

That is what maintenance is really about. Timber wants sealing on a schedule and will tell you when that is overdue. Harder-wearing surfaces trade a higher cost on day one for less of the same work later.

Two details matter more than the material: drainage under the deck, and airflow. A deck that cannot dry underneath ages from the bottom up, where nobody is looking.

Questions

Deck questions we get asked.

How long does a deck last? Longer than most people expect when water can get away from it. Drainage and airflow underneath decide more than the surface material does.

Do I need a permit for a deck? Usually, and which office issues one depends on whether your address sits inside a city limit or in unincorporated county. We confirm before anything is ordered.

Can you build a deck around a pool? Yes. A pool brings barrier requirements into the job, so the deck and any fence or gate around it get planned together rather than separately.

Can you replace just the surface? Sometimes. If the framing and footings are sound, resurfacing is the cheaper path. If the structure underneath is soft, new boards buy you a good-looking deck on a frame that is finished.

Are railings required? Above a certain height railing stops being a design choice, and the height and spacing are set by code. We confirm what applies at your address.

How do I start? A few photos and rough dimensions. That is enough for a first conversation.
